Envoie Projects was brought on board to provide local knowledge and full project management services for an offshore investment group undertaking their first development project in New York City. The project is located on the corner of 46th Street and Tenth Avenue in New York City’s Clinton historical district. Most of the urban fabric consists of six story brick masonry tenement buildings in addition to lower scale brownstones. This building typology is arranged into long rectilinear blocks with their street walls located on the property lines. Setbacks are provided in the rear yards, creating units that face the street and some that face the inner courtyards and gardens. The 20-unit residential building is 26,000 SF and has a variety of studio, one and two-bedroom apartments, tenant amenity spaces, and first floor retail space. The design maintains the area’s brownstone tenement content and reconstructing the original urban block by infilling a corner void. Strict Historical district requirements were followed.

    • Lead the team in value engineering at every phase of design.

    • Manage relationships with neighbors for pre-construction surveys and general coordination during construction.

    • Lead regular team meetings and actively manage budget, schedule and quality throughout construction.

    • Liaising with the marketing team throughout design and leasing; assisting with purchase of model unit furnishings.

    • Selection of property management team for ongoing operation of the building.

    • Development and maintenance of the project budget including regular updates to Ownership.

    • Assist the Owner with making design decisions with respect to programmatic, operational and cost considerations.

    • Coordinating the demolition of the existing building and liaising with existing tenants.

    • Very difficult subsurface rock conditions – leading the team with design modifications to reduce rock excavation costs and negotiating change orders with general contractor as rock excavation progressed.

    • Our expertise in procurement strategies helped the client save $1MM in the contract buyout by rebidding the project to a new group of general contractors after the construction documents were complete. 

    • Additional savings were seen during the course of the project, through the team’s continued efforts to find value engineering options and our negotiations with the GC.
