CULTURAL & RELIGIOUS

NBT has partnered with L&M Development Partners to develop a 20-story mixed-use building at 2023-2033 Fifth Avenue. The new building will include residential units, an event space, retail, and the new home of NBT.  NBT’s portion of the development (approx.. 24,000sf)  will include a ground floor lobby, event and theater space on the 3rd and 4th floors, office space on the 5th floor and back of house spaces in the cellar.  Our role in the project is to lead the multi-faceted team of the theatre build out and also to represent the interests of NBT in the negotiation of changes to the work, cost, and schedule with the developer.

ROLES & RESPONSIBILITIES

  • Ensure project is delivered in accordance with NYC pass-thru grant requirements.

  • Develop and maintain a detailed budget, cost reporting system, and funding management.

  • Assist NBT with programmatic, operational and cost-related design decisions. 

  • Coordinate FFE procurement, delivery and installation.

  • Represent NBT’s interests in changes to work, cost, and schedule-related negotiations with the developer.

  • Provide guidance for CM selection and contracting method.

SPECIAL COMPLEXITIES

  • Detailed coordination required with base building construction; many logistical coordination issues that need to be resolved as to what will be included in the developer-provided white box fit-out.

  • Coordinating the work effort and contractual obligations of the architect of record, interior designer and theatre consultant.

  • Value engineering required to bring the project back in line with the owner’s budget during the design process.
