The Lucille Lortel Theatre

The Lucille Lortel Theatre is the premier Off-Broadway theatre in NYC. The renovation of the 3-story building on West 18th street will be  an extension of their existing theatre at 121 Christopher Street in Manhattan. The facility will house a Lobby, Technical Control Booth, 61 flexible seat performance Studio space and a Dressing Room, flexible meeting area open to the public, restrooms and storage in addition to new staff offices, meeting rooms, pantry and outdoor deck. The studio will be a space for artists to develop new productions as well as stage smaller productions. Located in the Historic Stables District on West 18th St, the construction includes a new 3rd floor which will be built with shared party walls with the 2 adjacent neighbors. Envoie is leading the discussion with each neighbor, their counsel and architects for each access agreement which includes building monitoring and protection. In addition to the full interior renovation, the building will be upgraded to meet current ADA and NYC building codes. 

    • Design team oversight during the design phase.

    • Construction manager oversight in the construction phase.

    • Complete financial management including monthly progress reporting to the Lucille Lortel Theatre board.

    • Assist with applications for government funding sources, registration of the grant contracts and ensuring timely reimbursements from the funding agencies.

    • Negotiating access agreements with 8 different neighboring buildings including the 2 adjacent neighbors that share party walls.

    • Budget management and value engineering at each design phase to align the project costs to the budget.

    • Manage construction logistics for a tight building footprint, (25’ wide) 

    • Coordinate between the Architect of Record and Interior Designer to ensure the client is satisfied with the final design and the scope delineations are clear.

    • Manage use and reimbursement process for project funding sources from the government including NYC and potentially NY State.
