Brooklyn Public Library entered into an agreement with the Hudson group to anchor the base of a new mixed use 36-story tower in the new development called One Clinton located at 280 Cadman Plaza. This new branch replaces the Brooklyn Heights branch, which was previously located on this development site.

This branch includes an extensive book collection across its three floor levels and abundance of open co-working space and reading areas specifically designed for children, young adults and adults. A variety of spaces are provided for patrons including a quiet reading areas, comfortable seating nestled between stacks and a large multipurpose room for lectures and outside community events.

Envoie Projects represented the Library’s interests in the negotiation of changes to the work, cost, and schedule with the developer as well as providing comprehensive project management for the fit-out of the library space.

    • Ensure that the project is delivered in accordance with the City pass-thru grant requirements.

    • Develop and maintain a detailed budget, cost reporting system, and funding management.

    • Assist BPL with making design decisions with respect to programmatic, operational and cost considerations. 

    • Provide guidance for the selection and contracting method for a construction manager.

    • Coordinating the procurement, delivery and installation of BPL’s furniture, fixtures and equipment.

    • Represent the Library’s interests in the negotiation of changes to the work, cost, and schedule with the developer.

    • Detailed coordination required with base building construction; required negotiation of hold back spaces which were occupied by base building hoist towers for the first part of BPL’s construction.

    • Mitigating COVID impacts mid-construction

    • Coordinating the work effort and contractual obligations of the architect of record and the design architect.

    • Value engineering required to bring the project back in line with the owner’s budget during the design process.
